LOCATION:

The property is located in the village of Poilhes near Capestang in a wine making region.

The Canal du Midi flows through the centre and the passing boats add colour to the local scene.

Surrounded by vineyards, Poilhes is the perfect place to spent an away from it all relaxing holiday or to explore the area.

The house is 12 miles to the sandy Mediterranean beaches and 30 mn to the mountainous Haut Languedoc national park.

The village has a small shop and a restaurant.

The historic village of Capestang is only 4 km away and has a supermarket, a petrol station and a cash machine and weekly markets on Wednesdays and Saturdays.

The city of Beziers is just 10 minutes away, and Narbonne, which, was the first roman city established outside Italy, is just 20 minutes.

Nearest airports are Montpellier & Beziers but Perpignan, Carcassonne and Nimes are within easy reach too.

The closest Mediterranean beaches are a 12 miles drive.

 
DESCRIPTION:

Recently converted from part of a former wine makers house in the peaceful village of Poilhes, the Domaine provides the perfect setting for a truly relaxing holiday.

The 300 m2 detached house is 300 years old and has been tastefully renovated to include all the modern conveniences expected of a first class holiday home, while retaining many original features.

The house is entered via iron gates into a courtyard, which has been planted with typical Mediterranean plants. Through the front door you enter a hallway giving access to the rest of the house. On the left is the dining room, containing a large table and a large woodburning stove.

Next to this is the modern, well-equipped kitchen which contains a gas cooker, electric oven, fridge/freezer, dishwasher, microwave, coffee maker, kettle and toaster. A large arch between the kitchen and dining room ensures that the cook and diners can converse during the preparation of meals.

On the right-hand side of the hall is the living room. This has been furnished with a comfortable sofa, easy chairs, a writing desk and a very large bookcase which contains a large number of books, perfect for reading by the poolside. There is a television with satellite receiver and a DVD player, as well as a stereo system with CD, tape deck and radio.

French windows lead you to the outside, where a wide stone staircase takes you to the swimming pool and garden. To the right of the French windows is a sunken patio area, which is a ideal spot to take breakfast.

The bedrooms , each with en-suite shower room with shower, WC and hand basin and an electrically heated towel rail are on the 1st and 2nd floors of the house.

Bedroom 1 offers built-in cupboards and is furnished with two single beds, which can be pushed together to make a large double bed.

Bedroom 2 has a double bed and a windows which look onto the front courtyard and the pool and terrace.

Bedroom 3 is on the second floor and has two single beds.

The L-shaped swimming pool is 7.5m x 3.5m and is entered via wide steps.

The terrace beside the pool contains a BBQ, sun loungers and garden furniture. The garden, containing palm trees and other Mediterranean plants, captures the sun throughout the day and is completely private.

As Poilhes is situated in the ancient Cathar region of France, which abounds in history and romance, there are many places of interest to visit in the surrounding area, including the iron-age hill fort of the Oppidum d' Enserune, with its spectacular view of the Etang de Montady.

The city of Beziers is just 10 minute away, and Narbonne, which, was the first roman city established outside Italy, is just 20 minutes.

Carcassonne, with the largest intact medieval castle in Europe, is an hour away, as is the bustling city of Montpellier.

Slightly further afield is the Catalan city of Perpignan, and Barcelona is just 2½ hours by motorway.
