LOCATION:

The house is part of a large former wine growing estate. This building, once on a typical southern wine producing estate,has been converted to provide comfortable holiday accommodation.

There is a second house available for rental which sleeps up to 12 people so this is an ideal location for several families holidaying together.

This property is in an exceptional location,having large south and west facing terraces with open views of the sea and the Pyrenees mountains in the far distance.

The family seaside resort of Portiragnes-Plage is only 10 minutes from the house and offers shops, restaurants, horse-riding and boat and bike hire.

It is just 10 mins to the village of Portiragnes and 10km to the city of Beziers.

Spacious detached country house with 140m2 of living accommodation over 2 floors located only 10 minutes from the beach.

Large glass doors from terrace into a very large open-plan living-dining room / kitchen (80m2). One large sofa and an armchair, another smaller sofa and two smaller armchairs.

The spacious kitchen area has a dishwasher, new gas cooker, microwave, large fridge and plenty of worksurface and cupboards.

There is a washing machine and a deep-freezer in the garage next door.

Open-tread wooden stairs lead directly from the living room into a nicely furnished landing and corridor.

Four bedrooms
Bedroom (14 m²) with queensize double bed (160 cm), overlooking the terrace.

Bedroom (12 m²) with standard double bed (140 cm) and a single sofa-bed, overlooking the terrace.

Spacious bedroom (14m²) with standard double bed (140cm), with view across the countryside towards the Pyrenees. This room communicates with the fourth much smaller bedroom (8m²) which has a pair of bunk beds. The two rooms are separated by two curtains across the doorway. The room also has a door out to the landing but no window.

Spacious terrace with a cypress tree, plenty of tables, chairs and sun-loungers. Portable BBQ.

The property is set in a 116ha Nature Reserve, most of which is planted with Mediterranean Holm oak and woodland pine trees offering some lovely walks.

There is a park with some rope walkways and tarzan swing ropes amongst the pine trees about 300m from the house - great fun for grown-ups as well !

LOCAL AMENITIES

Beziers (15 minutes), historic town and capital of wine producing and rugby. Especially vibrant in August and during it’s famous Feria. Perhaps the best flower market in the whole of the south on Fridays in the beautiful tree-lined main boulevard.

The Canal du Midi which links the Atlantic with the Mediterranean, miles of flat walks along the shady tow-paths. A choice of boat excursions can be taken.

Cap d’Agde (25 minutes) has further beaches and water sports, boat trips, beautiful harbour, golf, casino, fashionable shopping, nightclubs, waterfront restaurants, several children’s theme parks and a fabulous water park (Aqualand).

Carcassonne castle is well worth a visit, especially on jousting days!

Roque Haute - outskirts of Portiragnes. Superb botanical reserve.

Golf courses nearby at Beziers and Cap d'Agde.

Funfair at Vias Plage (July and August)

Bassin de Thau - a calm inland sea teeming with fish. A breeding place for oysters and shellfish, producing over half the oysters consumed in France. Villages, such as Bouzigues and Meze, have many restaurants serving sumptuous platters of fresh shellfish.

Haut-Languedoc Regional Nature Park - gorges, Lac de Salagou, Roquebrun (called Little Nice) with its Mediterranean garden with over 400 species of cacti, shrubs, trees and flowers.

Pezenas - City of Moliere with an exceptional architectural heritage. Numerous art and craft artists with workshops open to the public. Large market every Saturday.

Spain - an hour's drive to the border. Barcelona is approximately 3 hour's drive
