This house is situated just a 5 minute walk from the centre of the southern French village of Capestang (population approx 3,500), which is close to the Pyrennees, the Massif Central and just 25 minutes from the Mediterranean.
The village has a number of shops, bar cafes, restaurants, a very striking church and other amenities. At the eastern end of the village, there is a supermarket.
Recommended restaurants in the village are Le Provence, La Bateliere (right by the Canal du Midi), La Galiniere and Le Relais Bleu, to name just a few.
There are a few really good wine 'Caves' within a few metres of the house, all well-priced and very worth trying.
This area is blessed with a Mediterranean climate meaning that it is hot and dry in the summer and the winters are relatively mild, with lovely comfortable spring and autumns in between.
The Canal du Midi crosses the northern part of the village and is well worth taking a stroll along. The shady towpaths are great for jogging or cycling.
There are a couple of supermarkets in Capestang, Lidl is on the right just beyond the crossroads on the way to Carcassonne.
Capestang is about 15 minutes from the Beziers West exit of the N9 Autoroute.
It is about one hour from Montpelier, Perpignan and Carcassonne Airports, two hours from Toulouse and three hours from Barcelona.
This area is full of antiquity and items of historical interest dating back to 3,000 BC. This village has been in existence for at least 1,000 years and parts of the old village wall and other buildings still exist.
It is a centre of the Languedoc viticulture region where the local wines have become exceptionally good over the last few years.
There facilities for walking, lazing on the beach, swimming and other water sports. It is a very good area for cycling and walking. For the motorcyclists, there are some excellent roads for riding hereabouts but beware of the speed traps.
Wine tasting, eating out and exploring old relics are also good options.
The locals are so very friendly and overall it has a calm and peaceful atmosphere and is an ideal place to wind down. It is also makes an excellent base for touring the region.
Market days on Sundays and Wednesday and generally Capestang is paradoxically a lively yet calm place where you can do as much or as little as you like - it's an ideal place to wind down.
There are indeed amenities in the town/village of Capestang - in walking distance or 5 minutes drive. I'll list them in no particular order and these are actual or minimum numbers...
one posh just around the corner - The Galliniere - nice young people run it; The Relais Bleu - best bang for the buck and no hills involved. One cheap and cheerful bar/grill and barbecue on the square Cafe de la Grille, one pizza/pasta with a few other things on the square - la Provence - nice people again, one ok food but good site on the canal du midi can't remember the name and one Madame something or other serves boil in a bag in a nice garden with good cheap vino. All but the first two up the hill a bit but great downhill run on the way back :-)
Great thin crust Pizza to eat in or take out plus varied “real food” menu and wicked desserts makes La Provence on the square a family favourite. Pretty garden out and A.C. in. For young and old.
Also on the Square, Cafe de Grille is the locals’ premier destination for morning coffee (and often a wake-up Pastis), lunch and dinner. Traditional menu includes sandwiches, omelettes, great barbecued meats, fresh salads and chips, too.
Fun for kids of all ages.
La Galiniere lies just around the corner from the house by the town fountain. This place has good prices for what has become by far the best food in town. Friendly young couple run it and he’s built a really good list featuring local wines of note (ask what’s he got that’s special tonight).
La Batellier - Eat Canal-side at this popular venue.
La Table de Vignoble Restaurant and Cave. Outdoor dining. Their own wine, nice garden.
And the Relais Bleu on the main road to Carcassonne may not be the poshest place in town at first sight, but the service is excellent, the selection of food is varied and always good (the plat de jour outstanding price for three of four courses at midday), the wine is local and it’s not too hard on the pocket.
Not surprisingly, best to make a reservation in the summer months and absolutely necessary at all times in season (and weekends all year) for the Galiniere (0033 467 261 477).
Two to three good ones (one VERY good - Le Chat Qui Pesche) around 10-20 mins in the car.

Located on the edge of the charming village of Capestang, on the Canal du Midi.
Although a popular tourist venue, Capestang has remained unspoilt and offers a great selection of restaurants and essential services.
It is centred between Montpellier and Perpignan in this ancient province and is the perfect base from which to reach out to the historic Languedoc and its fascinating Cathar and pre-Cathar heritage.

The village of Capestang lies on the historic Canal-Du-Midi (left), a World Heritage Site finished in the 1660’s and, in the summer months, a busy and colourful boating thoroughfare and a perfect place to picnic and lazily watch the boats drift by. Within the old village itself Capestang (click here) boasts the Thirteenth Century Eglise Saint Etienne (below), a Twelfth Century Chateau, Fourteenth Century Hospital and a twice weekly food market in the Town Square.
As a working French Village, Capestang’s simple charm has not at all been eroded by its popularity as a tourist venue. In fact, visitors speak as much of the warmth of the village welcome and the friendliness of its people as they do the variety and quality of its many restaurants, its proximity to beaches and top class golf courses and all the services that make this the number one holiday venue.

The Languedoc is France’s most productive wine area and a lot of it is GOOD and some of it is GREAT! Try the friendly local Co-operative and some of the smaller caves in the village like St Laurent on the main road (especially the merlot from the gun) and Moulin Gimie (at the end of the Rue Franklin!) - and it’s so inexpensive!!!
Also, the nearby cities of Narbonne and Beziers (20 min drive) have charming lanes full of restaurants and shops to peruse as well as all the main Super and Hypermarket chains (and if you have time, Montpellier (1 hr.) is a world class city and well worth a visit to see how really livable cities can be built).
Feeling the need for sand?
Then you’re really in luck because there are some superb beaches within twenty-five minutes drive of the house.
Take a picnic. Catch up on your reading. Plug in to the most relaxing music La Maison d’Estang has to offer. Sunset to Sunrise, it’s all golden here.
Whether you choose the lively sea-side town of Valras-Plage (click here) - wide golden beaches, wider selection of restaurants (don’t miss the shell-fish kiosks at the end of the square), variety of bars with live music, nightly open-air pop concerts (with dancing) near the impressive yacht marina - or the comparative solitude of the dune-backed beaches at Vendres Plage- the long curling breakwater (bring your rods, it’s a favourite spot for fishermen) and three diverse beach bar-restaurants on a wonderfully underpopulated beach - watching the brilliant blue Mediterranean Sea break over the warm golden beaches of this natural treasure is time well spent.
The beach at Valras-Plage caught at a quiet moment - 20 minutes from La Maison d’Estang. However for the more active there’s swimming, sailing, wind surfing, diving, cycling, walking, parasailing, zoos, museums, galleries..
The ancient town of Collioure (above and right) is a mere one and a half hours drive from La Maison d’Estang. A melange of Castles, restaurants and beaches make it a great trip and, although the parking can be awful the anchovies and the sunsets over a glass of local Rose wine are well worth the effort.
The Medieval town of Pezenas has some interesting medieval architecture and a thriving artists and artisan community. Certainly a pleasant town to visit for a day.
Should the gentle charms of the village and the cool waters of the pool fail to tempt for a day or two, fear not there is life outside of La Maison d’Estang and plenty of it.
Stone Age settlements, Roman ruins, Templar Towns and Cathar Castles, a Medieval walled city and Churches too numerous to mention.
In this historic triangle from Avignon to Perpignon and north to Carcassonne, history is etched on every stone.
Awaiting the adventurous (or the just plain beached-out) are mountains, valleys and canyons with fresh water streams and lakes in which to swim. Remote villages overlooked by ancient Chateaus can all be found with a little luck (and a decent map).
From the independent principality of Andorra (click here) to the ancient Cathar stronghold of Monsegur (click here), the unspoilt mountain village of Saint-Jean-De-Bueges (above) to the amazing medieval walled city of Carcassonne all are easily reachable and all are well worth a visit.
Carcassonne is unique, and if you visit nothing else, visit this city.
Restored in the Eighteenth Century by Violette-Le-Duc it is a living historical monument. OK, it’s a tourist trap but sometimes tourist traps are full of tourists because there’s something special to see. This is one of those places...and another is Minerve. This ancient village (below) perches high on a cliff and is cut off by two rivers from the surrounding countryside. This is real Cathar Country and, on so many levels, worth the thirty minute drive from La Maison d’Estang.
and last but not least let’s not forget the fabulous local golf courses...

Well furnished and decorated house located in a cul de sac with no passing traffic.
The ground floor consists of a large space with smart wooden floors for living, kitchen and dining. The kitchen is spacious and very attractive with high quality equipment, dishwasher, fridge, electric oven and hobs, microwave, toaster, Citz coffee maker, kettle, juicer and double sink.

Down one step to the living area which has two 2-seater sofas, flat screen TV with French channels only and 2 double doors leading onto the terrace. There is a phone but it is for incoming call only. Air-conditioning.

Stairs to first floor where you find the bedrooms.
Bedroom one is a large, airy double with 3 windows, a TV and a range of mirrored wardrobes. This room also has an en-suite shower room with large shower, basin and WC. Air-conditioning.
Bedroom two also has a double bed. Air-conditioning and hanging space.
Bedroom three has 2 single beds, a window overlooking the garden and a wardrobe. Air-conditioning.
Bedrooms 4 has a double bed, shelving and a window overlooking the pool.
Bathroom with bath, shower, basin and WC – very modern and attractive.
Directly outside the double doors from the living area is a covered terrace with table to seat 6/8, a patio heater, a love seat and a view of the pool and terrace. A superb spot for alfresco dining.
The pool is 7m x 5m, has steps and is 1.3m deep. There is an alarm for security.
A second covered terrace has another table and chairs for more outside dining and relaxing.
There is an unusual sunbathing/seating area which is made of painted concrete and lends itself very well to sunbathing. Four wood sunbeds are also available as well as a large parasol.
BBQ available and plenty of exterior lighting.
