We discovered Narbonne Plage the second week which was super for swimming, sunning and beach volley and soccer. Also there were street stalls and carnival every evening we were there and all the children loved it. It was typically French but sedate."

LOCATION:

This house is situated just a 5 minute walk from the centre of the southern French village of Capestang (population approx 3,500), which is close to the Pyrennees, the Massif Central and just 25 minutes from the Mediterranean.

The village has a number of shops, bar cafes, restaurants, a very striking church and other amenities. At the eastern end of the village, there is a supermarket.

Recommended restaurants in the village are Le Provence, La Bateliere (right by the Canal du Midi), La Galiniere and Le Relais Bleu, to name just a few.

There are a few really good wine 'Caves' within a few metres of the house, all well-priced and very worth trying.

This area is blessed with a Mediterranean climate meaning that it is hot and dry in the summer and the winters are relatively mild, with lovely comfortable spring and autumns in between.

The Canal du Midi crosses the northern part of the village and is well worth taking a stroll along. The shady towpaths are great for jogging or cycling.

There are a couple of supermarkets in Capestang, Lidl is on the right just beyond the crossroads on the way to Carcassonne.

Market days on Sundays and Wednesday and generally Capestang is paradoxically a lively yet calm place where you can do as much or as little as you like - it's an ideal place to wind down.

 
DESCRIPTION:

Well furnished and decorated house located in a cul de sac with no passing traffic.

The ground floor consists of a large space with smart wooden floors for living, kitchen and dining. The kitchen is spacious and very attractive with high quality equipment, dishwasher, fridge, electric oven and hobs, microwave, toaster, Citz coffee maker, kettle, juicer and double sink.

Dining area with table and chairs for 6.

Down one step to the living area which has two 2-seater sofas, flat screen TV with French channels only and 2 double doors leading onto the terrace. There is a phone but it is for incoming call only. Air-conditioning.

Separate WC and basin.

Stairs to first floor where you find the bedrooms.

Bedroom one is a large, airy double with 3 windows, a TV and a range of mirrored wardrobes. This room also has an en-suite shower room with large shower, basin and WC. Air-conditioning.

Bedroom two also has a double bed. Air-conditioning and hanging space.

Bedroom three has 2 single beds, a window overlooking the garden and a wardrobe. Air-conditioning.

Bathroom with bath, shower, basin and WC – very modern and attractive.

There is an office with a single bed and a window overlooking the pool which could be suitable for a child.

 
OUTSIDE:

Directly outside the double doors from the living area is a covered terrace with table to seat 6/8, a patio heater, a love seat and a view of the pool and terrace. A superb spot for alfresco dining.

The pool is 7m x 5m, has steps and is 1.3m deep. There is an alarm for security.

A second covered terrace has another table and chairs for more outside dining and relaxing.

There is an unusual sunbathing/seating area which is made of painted concrete and lends itself very well to sunbathing. Four wood sunbeds are also available as well as a large parasol.

BBQ available and plenty of exterior lighting.

Parking on the road directly outside the house.

LOCAL AMENITIES

Capestang is about 15 minutes from the Beziers West exit of the N9 Autoroute.

It is about one hour from Montpelier, Perpignan and Carcassonne Airports, two hours from Toulouse and three hours from Barcelona.

This area is full of antiquity and items of historical interest dating back to 3,000 BC. This village has been in existence for at least 1,000 years and parts of the old village wall and other buildings still exist.

It is a centre of the Languedoc viticulture region where the local wines have become exceptionally good over the last few years.

There facilities for walking, lazing on the beach, swimming and other water sports. It is a very good area for cycling and walking. For the motorcyclists, there are some excellent roads for riding hereabouts but beware of the speed traps.

Wine tasting, eating out and exploring old relics are also good options.

The locals are so very friendly and overall it has a calm and peaceful atmosphere and is an ideal place to wind down. It is also makes an excellent base for touring the region.
