The best day for our change over is Saturday, with departing guests leaving by 10am and new guests arriving at 4pm. This gives time for the servicing of the villa. At quieter times other days may be available, please look at flight prices.
Linen and towels are provided, and changed weekly. No pool / beach towels provided. When you arrive the villa will be very clean and tidy and it is expected that when you leave you ensure you leave it in the condition you found it. Cleaner upon request.
With your final payment, or on arrival a 200 euro damage and breakage deposit will be paid which is repaid in cash on the day of departure.
If you wish to hire a cleaner on the day of your departure this can be arranged at 20 euro per hr. |

Coast/Beach
The drive to the coast near Argeles sur Mer is around 35 minutes and there is then access to around 50km of exceptional blue star beaches. The coastal area has beautiful villages from the artistically famous Collioure to the still working port of Port Vendres, by continuing down the coast to Rosas in northern Spain there is an excellent water park. Nearer to the villa are lakes at Vinca and Villeneuve de la Raho where there are designated swimming areas.
Special interest holidays
We can provide in June and September only transport for up to 8 people from Gerona airport. At thia time the villa can be cattered for your group and there are 4 days of guided walks available, please mail for details,
Travel
This is a great region for arriving to its various airports via a variety of the low cost airlines leaving from the UK. From the villa we normally use Perpignan 35 min by car or Gerona 1 hr 10 min by car, also available by car are Barcelona 1 hr 45 min. Carcassonne 1 hr 35 min and Toulouse 2 hrs. A car is essential at the villa and it should be noted that if you rent from Spain some (not all) companies charge extra for insurance to go to France. The TGV is also now available via euro-star.

| DESCRIPTION: |
The villa has been fully restored and decorated over a 4 year period to provide typical internal and external Mediterranean style accommodation of an exceptional standard. This extends to the furniture from the oak dining table for 12 to the internal/external specialised chairs and sofas.
Particular effort has been made with the kitchen and its equipment which is spacious and has large work surfaces. The second dining area can be used as a quiet reading area or board game area, there are a variety of reading materials and board games provided. Smoking outdoors only, strictly no smoking in the villa and smokers must be very aware of the fire risk in this very dry region.
This villa has been reconstructed over a 4 year period culminating in the completion of the infinity pool in 2010. Set in 2700m2 of private secure grounds and accessed via remote electric gates it takes full advantage of its position with extensive traditional covered and open terraces and balconies.
The access to the auto-route is 15 minutes away with the beaches near Argeles sur Mer a further 20 minutes away. There is the facility to accommodate a max of 14 (normally 12). The upper level of the villa has large floor to ceiling glass doors which access the balcony, this then leads to the private pool via the spiral staircase. The split level construction ensures the lower bedrooms remain cool even in the hottest temperatures. There is a lower outdoor play area for football, badminton and boules, this is overlooked by the pool terrace allowing for easy and safe supervision of the children. The sunsets and stars are fantastic.
The owners have a small unit on site where they usually stay in as they need to be there to clean the pool daily but are not in your way at any time.

Kitchen:
Large new and fully fitted with oak and granite. Induction hob, extractor, oven, microwave, fridge, dishwasher and all essential cooking utensils. It is specifically located for ease of use between both internal dining areas and upper terraces.
Utility Room:
Adjacent to the kitchen there is a small utility area with a large fridge/ freezer, beyond this is the BBQ area. Lower floor laundry area with washing machine and tumble dryer.
Living Rooms:
The large upper living area has French doors to the front covered terrace, good soft furnishings, stereo, secondary lighting. 2 internal dinning areas have exceptional views. Floor to ceiling sliding windows giving open air eating as required.
Other:
Large TV and games rooms equipped with TV, DVD, video, stereo and table tennis. double sofa bed and a single make down bed to provide the capacity of 13 (14 with cot). Please contact me for normally owners/family apartment accommodation.

| OUTSIDE: |
The large glass sliding doors give the opportunity to eat outside on the balcony, in the dinning areas or any combination of both. A great deal of effort has been put into providing an exceptional easy to use outdoor area.
The secure gates, large car park areas and gravel give access to natural stone flagged patios and terraces.
The terraces and balconies give shaded and sunny areas at any time of the day, a must in the middle of summer. Tables, chairs, loungers, parasols and the hammock are all available and the large stainless BBQ is easy to use. There is an outdoor heater for those visiting in the cooler months and external lighting to the upper and lower terrace and pool area.
The 50m2 infinity pool is exceptional and will be finished in May to replace the existing smaller pool. There are two steps up around the pool, as well as the pool alarm, to assist with safety, but all should be aware when young children are in the pool area. |

| SUITABILITY: |
During the reconstruction all efforts have been made to make as much of the villa and grounds accessible to all. This is difficult on a sloping site with a split level house. All upper floor areas are accessible to all, but ramps and drive ways to the lower terraces and pool areas are steep. |

LOCAL AMENITIES
In the village which is a 5 minute walk there is a small general store. The village of Fourques has an excellent butchers, bakers and chemist, its only a 5 minute drive away. The larger traditional towns of Ceret and Thuir are within a 15 minute drive and have a variety of shops and supermarkets and restaurants, they also have exceptional weekly markets open all year round. There a numerous great vine yards locally from which to buy your wine direct and participate in some wine tasting.
This is an excellent area for variety and as a family we have been visiting the region for over 20 years, either we are really boring or there is a lot to do. If you simply want to relax enjoy the tranquillity of the villa then great, but within the area is excellent walking and cycling. For the more active there is the GR10 long distance footpath, river-rafting and canyoning. Golf is a 40 minute drive and for those with the correct paperwork a variety of sailing is available from Argeles. The largest mountain in the area is Canigou and it is visible from the balcony, a strenuous but achievable hike even for our 8 year old as you can drive the gravel roads to 500m from the top. Many of the villages have good restaurants and for the foodies our local one only 10 minutes by car is reasonably priced with great menus. Further afield there are simple traditional restaurants just across the border, into Spain, only 30 minutes away.
There are great family days out all within an hours drive at the most, or how about a full day with visits to Castelnou for breakfast, then some wine tasting till you get to the fortified city at Olette. From here visit the caves and return for a BBQ on the balcony, or a meal in Ceret. Other visits, The Gorges de la Fou, the Abbey de St Martin, the markets at Collioure and Saint Cyprien, for the serious shoppers Perpignan or Figueres where you could visit the Salvador Dali museum.
Further away but still good day trips are Andorra for the tax free goods, Barcelona which is best by train and then use the tour bus, or the Le Petit Train Jaune which departs from Olette on a spectacular single track into the Pyrenees. Perhaps of greatest ease is the famous Art Museum just down the road in Ceret which has fabulous exhibitions each year and then a beer under the massive trees at the Cafe de France and watch the world pass by (slowly).
