This is a deceptively spacious villa, in a quiet location yet only a short walk to the centre of the town of Pezenas.
Enter through gates into the walled front garden with built in barbecue.

There are four steps up to the main front door, and a covered paved terrace which runs along the front of the building.

Once inside, the entrance hall leads to the main sleeping accommodation to the right and to the living, kitchen and dining rooms to the left.

The rooms are light and airy, and furnished in a traditional style, with some pieces that have been passed down through the owner's family.

The living room is large, sunny and comfortably furnished with two three-seater sofas and armchairs.

Through the reading area descend two steps into the kitchen and dining room, and from here, down a further five steps into the courtyard which is a perfect secluded corner for a quiet breakfast.

The courtyard is linked to the pool area by a covered sitting area with a large table and chairs for twelve people, plus the pool room with shower, handbasin and wc.
The pool is large, 10m x 5m, with roman steps. There is a paved area all around with plenty of sunloungers; the pool is not overlooked and is separated from the grassed area of the garden by a vine covered wall, enhancing the feeling of privacy and seclusion.

The grassy area, being hidden from view, is a pleasant surprise if you choose to explore beyond the pool; down a little slope is a large well maintained lawn, trees, a boules court and a vehicle entrance and private parking, all enclosed by mature hedges.
