Located in a small but lively village with all amenities, bakers, newsagent, chemist, bar, small supermarket, hairdressers, post office.
There are a good choice of restaurants and bars in the neighbouring village of Serignan as well as a good market and many more shops.
The beaches are just 3km away at Serignan Plage and Valras Plage.
The villa is in a quiet residential area, a 5 minute walk to the village centre.

| DESCRIPTION: |
Enter into the property via electric gates into the driveway where there is space for 3 cars.
The villa is newly constructed and of a high quality. The main entrance is from one of the terraces. You enter into a large open plan area with fully fitted kitchen, lounge and dining areas. Air-conditioning throughout the villa.
The kitchen is very pretty and well-equipped with oven, hobs, large fridge freezer and dishwasher. Breakfast area with table and 4 stools.
The lounge area is very spacious and has a lovely airy feel to it, overlooking the garden. Comfy sofa to seat 6 or 7 and a large flat screen TV with French satellite and DVD. Internet/wifi available.
The dining area has a large wooden table which can extend to 4m and seat 8 people easily.
Patio doors lead out onto the large shaded terrace with large brick built BBQ and seating for 6/8.
Back inside, the bedrooms are off a corridor to one side of the villa. There are three bedrooms with double beds, a family bathroom with corner bath, shower and 2 basins. The fourth bedroom can be used either as a childrens playroom or as a single bedroom and has an ensuite shower room. TV and DVD.
There is a separate WC with handbasin here too.
The double bedrooms are very pretty and 2 of them look out onto the garden and pool. All bedrooms have plenty of wardrobe space.
There is a utility room on the other side of the villa with a washing machine and hoover etc. Access to the garage is here also.
The property is completely enclosed.

LOCAL AMENITIES
Our region in the Languedoc is rich and varied, which you will really enjoy exploring. You can only really get to know the region after spending some time discovering its countryside, meandering along its paths and beaches and tasting its fine wines. Its Mediterranean coast and mountainous hinterland are bathed in sunshine over 300 days a year for your enjoyment and provide wonderful escapades for families or couples, on horseback or on foot, by bike or by canoe.
SERIGNAN MUSEUM - This was the first museum of contemporary art in the Hérault. It houses a plethora of graphic art displays. The works in this place are expressed in various ways, each displayed in turn in the graphic arts exhibition room, video room, experimental display, library room or quite simply in the gallery. The museum is open to the general public and offers guided visits, lectures and workshops for children. THE ST JEAN RANCH at Serignan Plage - offers a range of equine activities such as excursions, horse-drawn carriage rides, horse rides on the beach or at sunset , and even excursions for experienced riders. You will not be disappointed with your adventure whilst braving the experience.
CANOE AND KAYAK - The canoe and kayak club at the Tarassac windmill (30 miles north of Béziers) offers you the opportunity to explore the Orb valley in an original way. With a choice of several routes, you can opt to be guided along the water by our qualified instructors or instead freely explore the Orb at your own pace by hiring a boat from the club.
SIGEAN AFRICAN NATURE RESERVE - Safari lovers no longer need to travel to the other side of the world. Languedoc-Roussillon offers you the opportunity to observe animals just a stone’s throw away from your holiday location. Unique in Europe, this park is home to almost 4,000 animals which roam free all year round.
BEZIERS TOURIST TRAIN - Visit Béziers on board its tourist train and you will discover the Canal du Midi, the 9 locks, the Plateau des Poètes or the Madeleine Church and the St Nazaire Cathedral. The guided tour is delivered in several languages.
BOAT EXCURSION - At Grau d’Agde on board the Millésime, we can offer you guided excursions between the Canal du Midi, Thau lagoon and the Hérault river. You will appreciate sea fishing and the magnificent coastal scenery.
BEZIERS ADVENTURE PARK - In this adventure park in the forest, you will find yourself in the open countryside and surrounded by the sensations of the Bourbaki forest in Béziers. There are 10 courses of varying levels, an extreme course and two unique and special zip-wire courses . An adventure for everyone!
THE CANAL DU MIDI - Take the time to visit the Canal du Midi - wonderfully charming, relaxing and original. Explore it on rollerblades, on horseback, by bike, by barge or simply on foot. A historic feat, the Canal du Midi, an immense and incredible project for its time, connects the Mediterranean sea to the Atlantic Ocean. It spans across 150 miles, weaving its way between Sète and Toulouse. Its engineer, Pierre Paul Riquet, who was born in Béziers, took almost 20 years to design and build this jewel in the French heritage, now classed as a UNESCO world heritage site.
SÈTE - Sète is a charming town which has the air of a village. Nestling at the foot of Mont St Clair, between the Mediterranean and the Thau lagoon, Sète’s unique feature is that it is located at the mouth of the Canal du Midi. Sète is renowned for its nautical jousting tournaments inherited from an ancestral tradition as well as for its local speciality, the Tielle (a sort of octopus pie with spicy tomato sauce).
PEZENAS - A destination particularly appreciated due to its luxurious charm and refined boutiques, Pézenas has a wealth of buildings and hotels in characteristic architecture. Molière built up his success in Pézenas, which he had chosen as his favourite place to stay. The town has a tradition of street entertainers and artists, with theatricalised guided tours and numerous art galleries and artists’ workshops. The town also has several unusual museums such as the museum of toys and delights of yesteryear, or the door and wrought iron museum.
MONTPELLIER - There are plenty of attractions on offer for children. Do not forget to visit the Mare Nostrum Aquarium, the Amazonian Greenhouse, the Lunaret Zoological Park or the Galileo Planetarium, which will enchant both the young and old. The monuments and museums are all equally fascinating. Theatre Square (Place de la Comédie), the town’s central hub, is one of the largest pedestrianised areas in Europe.
But the best way to appreciate the riches of this dynamic and lively town is to let yourself be swept along by its energy, lose yourself in the quaint little alleyways and discover in its streets the history that made the town.
