LOCATION:

This house is situated in the village of Mauguio, which has a full range of shops and amenities, in the Département of Herault.

Ideally located, the house is 10 minutes from the regional capital city of Montpellier, 15 minutes from the sea and close to a golf course, horse riding, ice rink and many local summer festivities. In August, Mauguio hosts the Fete des Taureaux, when the bulls run through the streets, and in July is the 'Romeria', a festival celebrating the village's strong links with Spain.

Small market on Sunday mornings.

The village is only 5 minutes from Montpellier Airport but is not close enough to be disturbed by it.

 
DESCRIPTION:

This is a lovely period house located in the heart of a traditional Languedoc village, 15 mins from the seaside. It is decorated to a high standard with many antiques and has an ambience of elegance and light. This house would be ideal for 2 or even 3 families sharing together.

This entirely renovated property offers calm and privacy yet is in the centre of a village which has numerous shops, cafes and restaurants.

The house is ranged over three floors.

FIRST FLOOR
A large, airy hall leads onto a pretty library with coloured stucco finishings. Here is a large screen TV, video player, DVD player and CD player. There is also a piano.
The staircase is spacious with the original tiling and cast iron balustrade. The top and bottom benefit from a child safety gate.
There is a WC and a cupboard leading off the hallway.
The dining room and the living room both open onto the garden.
The brand-new, fully-equipped kitchen has a dishwasher, fridge, oven, microwave and extractor fan. It opens onto a courtyard with garden furniture, sun loungers and a functional stone-built barbecue and summer kitchen to enjoy outside meals.

SECOND FLOOR
3 Bedrooms:
Room 1 - a spacious 25 m2 bedroom with a kingsize electronic double bed and en-suite shower-room with Italian-style shower and two wash basins.
Room 2 is decorated in the Japanese style and has a double bed, wardrobe and low chests-of-drawers.
Room 3 - could be suitable for teenagers; has a futon and fold-out double bed. View onto garden.

There is another bathroom with bath, shower and 2 wash basins.
A separate WC.
Utility room with a washing machine, a tumble dryer and wardrobes.

THIRD FLOOR
The fourth bedroom has a view out to the little streets with a double bed and wardrobe and en-suite bathroom with bath and wash basins.

The fifth bedroom has 2 single beds.

The gamesroom is large and very attractive with old beams and parquet flooring. A good place to chill out, it has its own TV and billiards/snooker/pool table. There is also a bookcase and wardrobe. Next door is a small fitness room with a multi-functional bench-press and platform machine.

Outside, the garden and the private pool make this property a wonderful location to enjoy holidays in the southern French sun, right in the heart of a busy and popular village.
