This property is situated on a working vineyard in a quiet, rural location, 3km from the typical French village of Coursan in the heart of the Languedoc region.

Coursan has all the usual shops, including a large supermarket, bakery, chemist, newsagent, cafe bars and restaurants.

Only a 20 minute drive through the vineyards to the coast.

The house dates back to the 18th century and has been beautifully restored in a rustic style with many original features retained such as exposed stone work and ceiling beams. It is part of a former wine domaine and was once owned by the Toulouse Lautrec family.

Enter the property into a very impressive large entrance hall with staircase leading up to the first floor.

To the left is the living room which has a couple of sofas and easy chairs, a large fireplace and original beams. Patio doors lead onto a terrace. TV with UK satellite channels, DVD, CD and video.

From here an archway leads to the dining area which has exposed stone walls and beams. There is a wood table with chairs and a benchseat for up to 12 people.

The dining area leads into the lovely rustic style kitchen which has a central breakfast bar area with stools, an electric oven, 4 gas hobs, fridge freezer and dishwasher.

A door leads out to a private courtyard with table, chairs and BBQ.

Also on the ground floor there is the first of the bedrooms which is a double, with ensuite washroom with shower and basin. It also houses the washing machine and dryer.

A door from the dining area leads into the garage/games area which has a table tennis table and access to the garden and swimming pool is via large patio doors.

On the first floor you will find three bedrooms, one double and two twin rooms. The beds in one of the twin rooms are really only suitable for children.

Family bathroom with shower and bath, WC and twin hand basins.

Outside you can relax and enjoy the wonderful views over the vineyards in the large courtyard garden (approx 600m².)

The private pool is 10m x 5m and there is a sun terrace with
sunloungers, table and chairs.

The property has a BBQ and table tennis.
